What pressure washing actually costs in Sacramento
Most Sacramento-area pressure washing companies price by square footage, by surface type, or by flat-rate per property. Wash Works uses flat-rate quotes — you see the final number before we start, and the bill matches the quote. No surprise upcharges.
Real Sacramento ranges as of 2026 — these are written quotes, not hourly estimates:
- House wash (soft wash, 1,500–2,500 sq ft): $180–$320
- House wash (2,500–4,500 sq ft, two-story): $280–$450
- Driveway cleaning (standard residential): $150–$250
- Driveway + walkway + front patio: $250–$400
- Roof soft wash (1,800–2,800 sq ft asphalt shingle): $400–$700
- Roof soft wash (3,000+ sq ft or tile): $600–$950
- Solar panel cleaning: $8–$15 per panel (typical 20-panel residential array $160–$300)
- Gutter cleaning (single-story): $150–$220
- Gutter cleaning (two-story): $220–$320
- Deck cleaning (under 400 sq ft): $200–$380
- Window cleaning (residential inside + outside): $250–$450
- Commercial / storefront / lot work: custom flat-rate, scoped on-site
What drives the price up (and down)
Three things move pricing more than anything else:
What does NOT move pricing much in Sacramento: zip code (we charge the same in Land Park as we do in Lincoln) or season (we run 24/7, year-round).
- Square footage: bigger = more, but not linearly. A 3,000 sq ft house isn't 3x the price of a 1,000 sq ft house — surface cleaners and soft-wash systems scale efficiently.
- Surface condition: a house that hasn't been washed in 8 years takes more chemistry and dwell time than one washed annually.
- Access: gated entries, steep slopes, or third-floor work add labor time. A flat residential property is the easiest case.
How to spot a bad pressure washing quote
If a Sacramento pressure washing quote has any of these red flags, walk away:
- Hourly rates without a written cap. The whole point of a flat-rate quote is you know what you're paying.
- $99 flyer specials that don't include house specifics. They'll add surcharges on the day.
- No mention of insurance. Uninsured operators damage property and leave you with the bill.
- No mention of surface technique. A real operator says 'soft wash for your siding, surface cleaner for your driveway.' Generic 'pressure washing' for everything = damaged paint.
- No before-and-after photos and no Google review history. Every legit Sacramento pressure-washing company has both.
What Wash Works charges (and why)
Wash Works gives free, flat-rate, no-obligation written quotes — usually same-day from a photo of the property. Pricing is built around three things: surface technique (soft-wash vs surface-cleaner), full-day or partial-day capacity, and the cost of carrying full general liability + workers' comp on every job.
We are not the cheapest pressure washer in Sacramento. We're also not the most expensive. We're priced to be doing this 10 years from now — which means we can afford to come back when something isn't right, on the same visit, no charge.
